CIVIL GUARD QUARTERS IN CARTAMA (MALAGA)
The plot limits in all its boundaries with the public road, except for the eastern boundary which limits with another plot of public facilities. Therefore, the access to the plot is immediate in almost all its perimeter. Although, the northern road is considered as the mainstream access since it has a parking and it is closer to the road to Cartama.
One of the main features of the site is its topography. If we draw a diagonal between the extreme southwest and northeast we note that according to this axis the ground falls. Over a length of approximately 100m the elevation goes from 105m to 89m. That is a 16m difference which involves one of the most important determinants of the proposal. Furthermore, Cartama’s rules define a roadside space from the MA-421 road, affecting the project’s plot, which can not be built. Accordingly, apart from the roadside space, we have to take into account the mandatory prospect from the public boundary and the 3m prospect established by the regulations of the Civil Guard in relation to the adjoining properties. All these conditions reduce the area of construction from 3,199. 10m² to 1,565.90m²
Once the constraints are analyzed, the project initially proposes a modified topography. This proposal seeks to respect as much as possible the pre-existences adapting the project to the reality of the place. This will optimize the resources for earth moving and minimizes the impact on the landscape. The new proposed topography causes at the same time a functional division of the programme into two distinct areas: government agencies and dwellings.
